• Pile and pile cap with raft Foundation as per structural consultants design, complying with seismic zone III.
  • Pre engineered aluminium form-work technology RCC framed super structure placed on framed column and beam structure at stilt floor. Concrete and steel grade as per structural consultants design, as per design standards.
  • The height of each floor shall be 2.79 Meter floor to floor, and total height upto terrace floor not exceeding 60m.

Flooring & Tiling

  • Eight Passenger lift provided Lift lobby and jabs using tile/granite/marble, as per the architect's design.
  • Staircases: Steps shall be of RCC Smooth finish with MS hand rail and finished with epoxy paint. Along with 2hours fire rated Fire proof doors shall be provided from each floors.
  • Living/ Dining area will be of Natural Italian Marble.
  • Kitchen / Bedrooms floors: 80cm X 80cm Vitrified tiles.
  • Toilets: Ceramic tile concepts 30cm X 30cm for floor and glazed ceramic tiles 30cm X 60cm for walls up to height of false ceiling.
  • Utility Room floors: 60cm X 60cm ceramic tiles for floor.
  • Balconies / Open Terraces / Decks: wood finish ceramic tiles 120cm X 20cm with SS railings, with 1.2 meter height toughened glass from the floor level. As per NBC norms, it is mandatory to not to have any grill/ covering/ shutters on balcony to comply the fire safety rescue norms.
  • Car park Area: Grano flooring. The car parking shall be combination of open/ double/ tandem availability.
  • Interlock Pavers or Tiles to be laid in driveways and walkways as per the architect's design.

Sanitary & Plumbing

  • Sanitary fittings: EWC wall-hung with concealed cistern and wall mounted Wash basins/ counter-top basins.
  • Faucets: Shall be single lever concealed diverters Brass with CP finish, heavy body metal fittings. Provision for hot water connection shall be provided for overhead shower and wash basins in each bathroom. Health faucet also shall be provided in all toilets.
  • Plumbing: All water supply lines shall be in ISI marked CPVC pipes. Drainage lines and storm water drain pipes shall be in PVC.
  • Kitchen & Service area: Only water inlet,waste water out let shall be provided in the kitchen and utility, there will not be granite or RCCcounter provided. Sink and faucets also shall not provide for the kitchen (this will enable each customer to design the modular kitchen according to their requirements)

Doors & Windows

  • Window shutters: Prefabricated, powder coated aluminium sliding windows and 6mm toughened glass pane. MS grills shall not be provided.
  • Door Frames: Main door frame and shutter shall be of Solid wooden frame and laminated to suitable shade with architrave. Inner and outer face to be Polish Finish with PU coat.
  • Other Door Shutters: All internal door frames shall be of hard wood with PU polished shutters (Matt finish / glossy as per Architect design).
  • Hardware: All hardware shall be in C.P Brass, tower bolts, door stoppers only for main door, hinges. Locks shall be mortise.


  • Concealed copper wiring within the apartment with modular plateswitches, centralized cabling system for all electrical and communication requirements.
  • Wiring shall be done for lighting, 5Amps, 15 Amps and AC points in the Apartment. (AC wiring shall be only in the Bed Rooms).
  • Switches: All switches shall be modular plate switches.
  • Generator: Power backup will be provided for all common services and the electrical points inside the apartments with a maximum limit of (2 KW for 2 BHK & 3 BHK(R) and 3 KW for 3BHK (L) &4 BHK), there will be limiter fixed in each apartment to control the same.
  • Light fixtures for the Common areas, external areas, apartment balconies shall be provided.
  • Adequate ELCB and MCB shall be provided in each apartment.
  • Provision for the GEYSER points and provision for fresh air fans shall be provided for all toilets at extra cost bared by client.
  • Provision for TV / Telephone points shall be provided and centralised cabling for Multi DTH systems alsoshall be provided in the living room and master bed room.

Ceiling Treatment

  • Two coats of Oil Bound Distemper paint shall beappliedin the common areas, utility, service areas andthe ceiling of all the apartments.

Wall Treatment

  • Internal Walls: Acrylic / cement based Putty with Premium emulsion paint.
  • Service area: Premium Emulsion.
  • External Walls: Weather proof exterior grade emulsion & texture paint.


  • Elevator: Required Nos. of Automatic elevators for each Block shall be provided with Automatic Rescue Device (ARD) feature with automatic doors & powder coated/ SS finish. Also third elevator with provision to accommodate a stretcher shall be provided.

Air Conditioning

  • Provision for individual high wall split ACs with drain piping shall be provided for Living / Dining / all the bedrooms at additional cost of Rs 65 /Sqft (asstructure is pre-engineered aluminium formwork technology, and no piping/conduits can be done at a later stage).
  • Only high wall split ACs shall be allowed inside the apartment the position of IDU (Indoor Unit) and ODU(Outdoor unit) is already fixed and no change of locations are permitted. Any core cutting in the walls, inside the apartment are not permitted, since it may cause structural instability to the building.


  • Access control entry to the common entrance / foyers and required amenities / common areas as perdesign requirement.
  • Automatic DG Change over and limiter as specified above shall be provided for all the apartments.
  • Water level controller - treated water to the overheadtank.
  • Security system for common areas and lobbies using CCTV with DVR facility for upto 30 days


  • Adequate and well - designed landscape shall be provided as per the architects and landscape consultants design.
